Welcome to Meadowcreek! …in Corte Madera
Set between Ring Mountain Nature Preserve and the San Francisco Bay, Meadowcreek Station is ideally located in Central Marin-- a most desirable place to live. Designed by William Turnbull Associates (award winning architect of the Sea Ranch condos on the Sonoma Coast) and built from 1987 to 1990, Meadowcreek provides unusually creative and livable floor plans. Every model of town home or condo optimizes light, space, and privacy.
The lush outdoor environment includes a central park and award-winning landscaping, with a wide variety of mature trees. The San Clemente Creek runs along two sides of the site, providing a habitat for migrating birds, small fish, and an occasional beaver. Biking and hiking trails start at the edge of the property.
The demographics are a mix of married couples, children, singles, and seniors, with a consistently high percentage of the units that are owner-occupied. There is something for everyone to enjoy at Meadowcreek.
What a terrific commute! You are less than 15 minutes drive from the Golden Gate Bridge and the East Bay (via the Richmond-San Rafael Bridge); the Larkspur Ferry terminal, and Golden Gate busses are just blocks away. A beautiful walk through a bayside park takes you to two malls and the best shopping in Marin.
The Corte Madera-Larkspur public schools are ranked among the highest in the state and several fine private schools are a short distance down Paradise Drive. The Corte Madera library is just over the freeway.
History
Meadowcreek is in on the site of the original Rancho Corte de Madera de Presidio, a land grant from Mexico to settler John Reed in 1834. Reed established a successful saw mill on Corte Madera Creek, and used his earnings to pay for the grant. The timber helped to build San Francisco. After California statehood in 1850, Reed Station was acquired by the Gardiner family, and soon became a dairy farm. In 1873, The North Pacific Coast Railway crossed the northern boundary of Meadowcreek, then through Ring Mountain to the ferry dock in Tiburon. By 1900 there was a racetrack on the present site of Meadowcreek!
Pride of Ownership
Owners at Meadowcreek take pride in their homes. Gardens, decks, and balconies are creatively landscaped and well-maintained. In recent months, with the increased appreciation that Marin County is enjoying, many homeowners have upgraded their interiors with marble, granite, hardwood floors, and finer finishes.
The active Meadowcreek Homeowner's Association keeps current on all homeowner's concerns, watches the budget, and makes sure that repairs and maintenance are done in a timely way.
Meadowcreek is free from disturbances and crime, thanks to helpful neighbors and a neighborhood watch program.

Many condos and all town homes have double garages. In all there are 148 homes at Meadowcreek
Homeowner's Fees
Homeowner's fees depend on the size of your home. Currently, they range from approximately $23o to $300 per month. In the 17+ years of Meadowcreek, the increase in homeowner's dues has been minimal compared to most associations. This is thanks to diligent management and a watchful homeowner's association. And your homeowner's dues go a long way, to pay for these items:
- Fire, earthquake, and flood insurance for the buildings, but not personal contents
- Maintenance of common grounds
- Exterior maintenance (painting, roofing, rain gutters, and more)
- Reserves for maintenance and replacement of common property and home exteriors
The homeowners' management company is Powar Management located in San Rafael. They can be contacted at (415) 491-8930.
Directions

The homes face Parkview Circle, Creekside Court to the left, or Koch Road to the right.

Selling Your Home >An Empty House
There are two schools of thought about whether it is better to show a house empty or with the furnishings in it. An empty house is like a blank canvas, and prospective buyers can more easily imagine what their things would look like in it. But buyers could take the fact that the house is vacant as a sign that the sellers are very anxious to sell and, therefore, might entertain a low offer.
Our recommendations are usually based on how the house would look. Personal taste is highly subjective. Unless your furniture looks really wonderful and is neutral in color and conservative in style, it could distract buyers from the most attractive qualities of your home. The fact that your home is vacant could give it a competitive edge when they make their final selection. Will it attract low offers? It might, but if the price is right, it will attract reasonable offers, too.
