We reported recently that there are is very little land in Marin County that can be developed for housing. It turns out that a few of the large properties that could be developed are in Tiburon, one of the high-priced towns in Marin. One of these properties, Bluff Point, at the eastern end of the Tiburon peninsula, is now for sale.
Bluff Point is 14.5 acres at the eastern end of the Tiburon Peninsula. The property shares this part of the peninsula with the 30-acre Keil Cove property. The Keil property, with its private beach and fresh water pond, has belonged to the Keil family since the 1880’s.
Bluff Point includes about 2,000 feet of San Francisco Bay shoreline. Officially known as 2800 Paradise Drive, the property is offered for sale for $29,000,000 by Bullock and Sarkessian of Golden Gate Sotheby’s Realty. This price reflects reductions from the original price of $47,000,000.
The Bluff Point property, once named East Point, was originally part of the Martha Property, a long-contested development site of about 110 acres to the west. The present owner purchased the Bluff Point property in 2000 for $8M.
Development of open space in Tiburon has been discussed and contested since the 1970’s or earlier. The sellers of Bluff Point have obtained permits to build one main house of about 16,000 square feet on this property. You can read their detailed plans for this land.
Highest Priced Property in Tiburon
At $29,000,000, Bluff Point may be the highest priced property in Tiburon. The previous high price was for a 3-acre property on Gilmartin Drive, with a 13,000-square foot house, which sold in 2006 for $20,000,000 after five years on the market.

Currently there are three other undeveloped properties along Paradise Drive:
- 3820 Paradise Dr #Lot 2. 3.2 acres with bay views, offered at $3,450,000.
- 3820 Paradise Dr #Lot 5. 7.4 acres of waterfront with a private beach, offered at $8,950,000.
- 4576 Paradise Dr 10 acres with bay views between Paradise Drive and Paradise Cay, offered for $3,500,000.
